OPERATIONS
1. OPERATING HOURS OF THE BUILDING are as follows:
Monday-Friday: 6:00 a.m. - 6:00 p.m.
Saturday: 7:00 a.m. - 1:00 p.m.
The building is closed on the following holidays:
New Year's Day Memorial Day Independence Day Labor Day Thanksgiving Day Christmas Day
Frederick Ross Company will, from time to time, modify those days on which the building is closed.
2. HVAC (HEATING, VENTILATION AND AIR CONDITIONING) systems are programmed to start early to insure that the Building is comfortable during normal business hours. The Building automation system will operate to maintain 70 degrees to 74 degrees in the building throughout the year. If you have a specific hot or cold complaint within your suite, please contact the Tamarac Plaza Management office at (303)696-0706.
Should you require after hours HVAC, the cost is dependent upon the time of year and will be billed to your suite on your rent statement. The current cost of after hours air is $75.00 per hour depending on the season. Please call the management office at least 24 hours prior to your request.
3. AFTER HOURS ACCESS is obtained by use of an Access Card, which is programmed in the security system. This card allows access into the appropriate building entrance and to the specific floor where your suite is located via the elevator. Card readers are located on the west entrances of Building 1, north entrance of Building 2 and southwest entrances of Building 3. Access Cards may be obtained from the management office. The necessary paperwork to be completed by the person requesting the card can be found on this web site. The cost for a new, lost or stolen access card is $25.00. Each company recieves 4 cards per 1000 feet leased.
4. BUILDING STAFF ASSISTANCE is available in a limited capacity. The engineering and maintenance staff will be able to assist you in small repair jobs, or "handyman" type situations on a time-available basis. We may use the Day Porter to clean up spills or other accidental mishaps. If you need assistance, please contact the management office at 303-696-0706. We will either send someone to help you, or provide you with a recommendation. There is a minimum of one hour, and the current cost for a building engineer to assist with your needs is $40 per hour during manual business hours. After hours the rate is $55 per hour with a 2 hour mimimum charge. These charges will appear on your monthly rent statement. This does not include costs associated with fixed building equipment.
5. JANITORIAL SERVICES are provided Monday through Friday on a nightly basis. These services include the cleaning and restocking of restrooms, the cleaning of common areas, elevator lobbies, and tenant suites. The scope of the work within the tenant suites is limited to vacuuming, dusting, cleaning of any sinks and countertops, dusting of window coverings and baseboards, and other general "housekeeping" jobs. If your suite requires a special need, please contact the management office.
6. LOADING AND DELIVERIES are restricted during regular business hours for large items or volume deliveries. The building does not have a freight elevator so we must pad one of the passenger cabs. Please contact the management office to schedule to have an elevator padded and locked off for use, 24 hours in advance.
7. SIGNAGE and additional directory strips may be ordered through the management office. The price for a directory strip is approximately $20 and the suite signage varies for each building. After a tenant moves in, all signage costs are at tenant's expense.
8. KEYS are issued at the time of occupancy. We provide you with an initial set of keys at the time of your move-in. Additional keys may be obtained through the management office. The charge for a key is $5.00 each plus a trip charge if required.
9. PARKING - Tamarac Plaza has surface parking, coverded unassigned parking, and covered assigned parking. Covered parking is restricted to card access. Parking tags are issued to each tenant with covered parking at their move-in and is based upon the parking language in your lease agreement. The Management Office will issue access cards with the proper completed parking forms. If a car is parked in the fire lane or illegally in a delivery or handicapped space, cars will be ticketed. Month to moth parking in a covered garage is available for a monthly fee.
10. MAIL DROP BOXES are located at the northwest corner of Building One garage and the northeast corner of Building Three. In addition, Federal Express, UPS and Airborne drop boxes are located on the northwest side of Building One garage. Federal Express has their last pick-up at 6:00 p.m., UPS has their last pick-up at 6:15 p.m. with a guaranteed overnight delivery pick-up if dropped by 10:30 a.m. Airborne has a last pick-up at 5:15 p.m. The last pick-up at this location is 5:00 p.m. Mail is delivered to each suite in Building One and dropped into tenant mailboxes in Buildings Two and Three located on the main level. Mail is picked up Monday through Friday at 3:40 p.m. and Saturday mornings at 10:00 a.m. at the mailbox locations.
11. SECURITY is provided by Securitas Security. A guard is on-site Monday through Sunday from 5 p.m. to 1 a.m.
12. PAPER RECYCLING PROGRAM. The Tamarac Plaza Management Office, in conjunction with Weyerhauser, provides a recycling program for the tenants. Contact the management office with your request and the boxes will be delivered to your suite. Tenants are asked to empty their small boxes into the larger recycling container before their pickup day. The scheduled pickup days are as follows: Building One is on Tuesday, Building Two is on Wednesday and Building Three is on Thursday. Aluminum cans, plastics, etc. are to be in a separate recycle box/container and will be picked up by janitorial crew the same day as the paper recycle.
13. DESIGNATED "NO SMOKING" AREAS. Thank you for your cooperation in maintaining a smoke free environment. Smoking is prohibited except in designated smoking areas in Garage One and Three and under Garage Two, south of the bridge of building 1, the gazebo at the west end of the north bridge and around the fountain of building 3. Please do not stand in front of any building entrance.
14. CONFERENCE ROOMS are located on the main level of all three buildings. They are available for use on a first come first serve basis. Reservations of four hours or more will require a $100.00 per day reservation fee to reserve any one of the three conference rooms. Reservations requiring less than four hours will require a $50.00 fee. Cancellation must be received 24 hours in advance of the reservation time, or a $25.00 cancellation fee will be charged. You can book a conference room by clicking on the conference room schedule button or you can call the Management office.
15. EXERCISE FACILITY. The property has on-site exercise facilities in both Buildings Two and Three. Equipment includes universal weight machine, stairmasters, exercise bicycles, treadmills, and locker room facilities. These areas are kept secure at all times. An authorized building access card and an exercise room waiver will be required to enter the exercise rooms.
16. AFTER HOURS EMERGENCIES are handled by the Tamarac Plaza Engineering Staff 24 hours a day, 7 days a week. Call 303-696-0706 to reach the answering service which will page an engineer immediately to respond to emergencies.
17. SOLICITING, petitioning, and sales are prohibited at Tamarac Plaza. Please report any activity to the management office.
18. VISITOR PARKING is available at all three buildings. There are 30-minute visitor parking stalls and two-hour visitor parking stalls. Under NO CIRCUMSTANCES ARE VISITOR PARKING SPACES TO BE USED BY TENANTS.
19. TOW POLICY
Please note the following Tow Policy that will go into effect immediately here at Tamarac Plaza:
Any car that is illegally parked on the Premises will be posted with a Parking Violation Warning ticket. If the car is not moved within 2 hours after the posting, the car will be towed at the car owners expense.
The violations are as follows:
- If a car is parked in a handicap space, it must have a plate or a hangtag, or it will be towed after a warning ticket is posted.
- If a car is in the fire lane, it will receive a warning and then be towed.
- If an employee parks their car in the loading, delivery, two hour or 30 minute Visitor Parking, takes up two parking spaces or in a Reserved Parking space the car will be towed after the warning posted.
- If a client or guest parks illegally here at the property regarding the above criterion, they as well would be ticketed and then towed.
20. NEW TENANTS : For new tenants to Tamarac Plaza, the number of keys and access cards that will be delivered upon move-in is based upon the square footage of their space. There will be 4 cards and keys per each 1000 square feet of space initially. Anything in addition at time of move-in or in the future will be charged to the tenant at the set cost for these items.
21.PET POLICY: No bicycle, or shopping cart or other vehicle or any animal shall be brought into the Premisise halls, corridors, elevators or any other part of the Building by Tenant.
